Your Go-To Loan Servicer In Texas!

Managing a seller-financed, subject-to, or wraparound real estate transaction can involve much more than collecting a monthly payment.  We provide professional loan servicing support designed to help real estate investors, private lenders, sellers, and other transaction participants manage the ongoing payment and administrative responsibilities associated with qualifying real estate-finance transactions.  Our servicing support includes payment collection, payment disbursement, borrower statements, payment tracking, delinquency monitoring, underlying mortgage payment processing, annual tax form preparation, and other administrative services.

Which Type Of Loan Servicing Do You Need?

We provide servicing support for several types of real estate-finance transactions.

1. Subject-To Loan Servicing

Have you acquired a property subject to an existing mortgage and need help managing the monthly payment process?  Our subject-to loan servicing consists of collecting funds from the buyer/investor and making payments toward the underlying mortgage.

Subject-To Loan Servicing Includes:

  • Collecting borrower/client payments
  • Processing payments according to the servicing agreement
  • Disbursing funds toward the underlying mortgage
  • Coordinating additional authorized disbursements as required

2. Seller Financing & Owner-Financed Loan Servicing

If you have sold a property and are carrying the financing, you may prefer to have a professional servicer handle the monthly payment administration.  We can provide servicing support for qualifying seller-financed and owner-financed real estate transactions.

Non-Wrap Servicing Includes:

  • Collecting payments from the buyer/borrower
  • Disbursing payments to the seller/lender
  • Providing borrower statements
  • Maintaining payment records
  • Tracking delinquencies
  • Processing authorized escrow payments when applicable
  • Providing applicable tax reporting
  • Processing payoff requests
  • Providing payment-history verification

3. Wraparound Loan Servicing

Wraparound transactions can require additional payment administration because the seller-financed obligation may exist alongside an underlying mortgage.  Our wraparound servicing support is designed to help manage the payment flow between the borrower, seller/lender, and applicable underlying mortgage according to the servicing agreement.

Wraparound Servicing Includes:

  • Collecting borrower payments
  • Disbursing funds to the seller/lender
  • Processing payments toward the underlying mortgage
  • Providing borrower statements
  • Maintaining payment records
  • Tracking delinquencies
  • Processing authorized additional disbursements
  • Providing applicable tax reporting
  • Processing payoff requests
