Homes For Rent By Owner
Sams Realty Group LLC maintains a consistent inventory of homes available for rent by owner, where we serve as both the owner of the property and the Landlord. As we are responsible for managing our own homes, we offer greater flexibility in our evaluation of tenants during the screening process as long as the minimum combined household income amount for each home is met:
RENTAL TERMS:
APPLICATION FEE: $50 per person over the age of 18
SECURITY DEPOSIT POLICY (Refundable):
*Credit Score 600+ = 1x Month's Rent
*Credit Score 570- 599 = 1.5x Month's Rent
*Credit Score 540 - 569 = 2x Months Rent
*Credit Score > 539 = 2.5x Months Rent
*Within Past 7 Years - Broken Leases, Prior Evictions, Bankruptcies, Foreclosures = 2.5x Months Rent
RISK MITIGATION FEE:
*Credit Scores 539 or lower, and broken leases, prior evictions, bankruptcies, and foreclosures within the past 7 years may be subject to an risk mitigation fee of $100/month.
PET FEE POLICY (Non-Refundable):
*$500 total due at lease execution
*$25 total pet rent per month (1- 2 pets)
*$50 total pet rent per month (3-4 pets)
*Certain breeds subject to higher pet deposit and pet rent
*Renters insurance is required with pets
RENT PAYMENT TERMS:
* Rent is due on the 1st of each month
* A 12% late fee applies for balances not received in full by the 3rd of the month. 3 Day notice to vacate will be issued.
* If full balance not received after 3 day notice to vacate, a $500 court cost fee will be added to the account. The full rental payment including the late fee and court costs will need to be paid to avoid an eviction judgment.
TO SECURE THE PROPERTY (Move In):
After completing the online rental application with Transunion, tenants will be immediately notified of their security deposit amount. We allow tenants to execute the lease with an effective date no more than 14 calendar days from the date of lease execution, with the first month’s rent being calculated based on the effective date of the lease. The full security deposit amount, the full pet fee amount (if applicable), and $500 (which will be attributed to the pro-rated first month’s rent) must be paid in cash or certified funds (made payable to Sams Realty Group LLC) at the time of lease execution to secure the property. The tenant must pay the remaining amount of the pro-rated first month’s rent in cash or certified funds prior to moving into the property on the effective date of the lease.
