Rent Ready Services
Upon engaging us for property management services, we conduct an initial assessment of the home's condition, and prepare a list of any repair items that need to be remedied prior to advertising the property. After obtaining a quote for repairs and receiving authorization to proceed from our client, we can engage our contractors to complete the work and verify the completion of the repairs.

Property Advertising & Tenant Screening
Once the rental property is in rent-ready condition, we will advertise the property on MLS, on online websites, and on social media channels to attract the maximum amount of qualified tenants. We will be present to show the home to all un-represented tenants interested in visiting the property. Once we receive notice of a tenant's interest in applying, we will walk them through our application process while discussing our published rental qualification criteria. Once we receive a tenant's application, we will screen the prospective tenant by conducting a background check, an eviction history check, a credit score check, and an income verification check. After conducting this screening process, we will make a determination as to whether or not to accept or reject the tenant.

Lease Execution
As a licensed real estate brokerage in the state of Texas, we handle the drafting, completion, and execution of the lease agreement once a qualified tenant is approved and elects to move forward with occupancy of the rental property.

Tenant & Repair Management
As your representative, we handle and respond to all tenant calls and questions via phone or via email. Additionally we serve as the focal point of contact for receiving and handling all maintenance requests. Should a contractor need to be dispatched to the property, we will have the contractor provide a quote to complete the repair, and communicate the cost for your authorization to proceed. Once we receive your authorization to proceed, we will oversee the completion of repairs to include providing photos of the completed work, and receipts of all payments disbursed.

Financial Management
Each month we invoice and collect payment from the tenant, and we deposit the received funds into your account. We also provide monthly summaries showing the deposits and credits for bookkeeping purposes. Finally each year we will supply a form 1099 showing your income received for tax purposes.

Eviction Management
Should the tenant be found in default of the terms of the lease, we will initiate the eviction process according to the stated terms in the lease. While we are able to handle most eviction proceedings, we can also recommend local real estate attorneys for more complex legal situations.

Property Management Onboarding Checklist
- Please complete and execute our property management agreement:
- Please complete our w9 form to provide us with your owner's name and Tax ID Number
- Please complete our property owner information form
- Please provide us with a copy of the executed lease and any addendums or associated agreements
- Please provide us with a copy of the tenant's lease application containing their personal information
- Please complete and provide us with the attached rent payment ledger showing the tenant's payment history
- Please provide initial $1,000 payment to fund reserve account for repairs and expenses
- Please add Sams Realty Group LLC as an additional insured on the property's insurance policy and provide us with a copy
- Property Manager shall contact tenant to make initial introduction and schedule home inspection: Task Is Outstanding
- Property Manager shall conduct initial property inspection and document home's condition using inventory and condition form
- Property Manager shall coordinate the completion of any maintenance issues identified during initial property inspection
- Property Manager shall send and receive executed residential lease amendment regarding any lease changes
- Please complete and execute our property management agreement
- Please complete our w9 form to provide us with your owner's name and Tax ID Number
- Please complete the attached property owner information form
- Please provide initial $1,000 payment to fund reserve account for repairs and expenses
- Please add Sams Realty Group LLC as an additional insured on the property's insurance policy and provide us with a copy
- Please ensure that all utilities are turned on in the owner's name
- Please provide property manager with all keys, garage door openers, alarm info, etc. to access property
- Property Manager shall conduct initial property inspection and document home's condition using inventory and condition form
- Property Manager shall coordinate the completion of any maintenance issues identified during initial property inspection
- Property Manager shall list, promote, and advertise property for rent to attract a qualified tenant
- Property Manager shall screen and accept/reject applicants according to established screening criteria
- Property Manager shall execute a lease with an acceptable tenant and coordinate tenant onboarding into the property
