Eviction Support - Frequently Asked Questions
What if the tenant hasn't paid rent?
We can review the documentation and discuss the appropriate next step based on the lease and circumstances.
What if the tenant violated the lease but is current on rent?
Lease violations may involve different notice and procedural requirements. We'll need to review the situation.
How long does an eviction take?
There is no guaranteed timeline. The process depends on notice requirements, court scheduling, tenant response, appeals and other factors. Please reference our above eviction timeline section for a general estimate of the eviction process time-frame.
Can I change the locks?
Do not take self-help measures without understanding the applicable legal requirements. Consult an attorney regarding actions such as changing locks, removing property or shutting off utilities.
What if the tenant leaves before the court hearing?
We can work to secure written or verbal consent from the tenant to provide us with access and possession of the property if they've moved out. Additionally it may be an option to place a notice of abandonment on the property if feasible.
What if the tenant appeals?
Should the tenant appeal the eviction judgement, we offer support to also represent you at the appeal hearing.
Do you guarantee that I will get possession?
No. We cannot guarantee outcomes.
Do court costs come with the $500 fee?
Our fee does not include the applicable court costs and filing fees.
